Over the past few weeks, I’ve had a few interesting conversations with landlords.
The question keeps coming up: “How are you using AI in your brokerage business?”
It’s a fair question, and the honest answer is that we’re starting to integrate it thoughtfully into our process. There are new tools that can analyze ownership patterns, surface companies expanding in a region, and help build more refined outreach lists that we could have assembled manually a few years ago. But the more we experiment with these tools, the clearer something becomes.
None of them replace the broker conversations..

Boulder isn’t Denver. We’re not staring at widespread vacancy on all asset classes or neglect. But that’s exactly the point. Now is the moment to act – not later.
I hear a lot of concern in the community about retail vacancies on Pearl Street. The reality is, retail is actually one of the stronger leasing sectors in our market right now. Good operators are still finding space, and well-located retail continues to perform..

Scott and his family made it out to Salida and the Great Sand Dunes for some winter camping and have been enjoying ski team practice days up at Eldora. Now they are shifting gears and ramping up for lacrosse season, with spring break in California already circled on the calendar. Liz and Istvan snuck away to a wedding in St. Thomas with Miss Stevie in tow. They’ve been soaking up family time with plenty of walks and weekends at their family cabin in Jamestown and are looking forward to Stevie’s first birthday later this month! Austin and his family have been enjoying basketball season and getting involved in all the family-friendly activities the Boulder area has to offer this time of year. Kelly and Levi spent time in Mexico this January, but have spent most mornings skinning at Crested Butte and taking advantage of a rare, warm Gunnison winter by getting out for plenty of runs.
As always, our team is grateful for a strong start to the year and looks forward to an exciting spring ahead.
